Once approved, residents pay through Otto's checkout and funds settle direct from Stripe to your bank — minus the standard processing fee, which residents pay at checkout. Otto holds no money, runs no escrow account, and isn't a money transmitter.

Otto's resident invoices and portal switch from "Pay Online launching soon" to a live checkout. Otto handles the state transitions automatically.
Money lands in your bank
Residents pay; Stripe settles to your bank on their normal schedule (usually 2 business days for ACH). Otto reconciles every payment back to the resident invoice.

Reach the residents banks don't reach.
A meaningful share of multifamily residents — particularly in submetered Florida and Texas portfolios — operate primarily in cash. They don't have a checking account to autopay from, and they don't want to use a money order. For them, "pay your utility bill" has historically meant a bus ride to the property office on the first of the month.
When the cash retail option ships, Otto Pay will turn any participating retail counter into a payment point. The resident walks into the location nearest them, hands cash to the cashier, gets a printed receipt, and walks out — payment posted to their Otto account the same day, reflected in the cycle, no follow-up call to the operator.
